Air Duct Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
Do Houston homes need duct cleaning as often as people say?
Most houses here do fine on a five to seven year cycle. What shortens that: pets, recent remodeling or drywall work, smokers in the house, or a system that ran through a flood or a roof leak. Our cooling season runs eight to nine months, so a Houston blower moves far more air past your ducts than one in a cooler climate, and whatever is sitting in there gets circulated that much longer. If you have never had it done and the house is older than twenty years, it is worth a look regardless of the calendar.

What does a crew do once they are inside my house?
We open the system first and show you what is in there before anything gets cleaned. Then we seal off every supply and return register except the one being worked, hook a negative-air machine to the trunk line, and put the duct under suction. Rotating brushes and compressed-air whips knock material off the interior walls so the vacuum pulls it out instead of pushing it into the room. The blower compartment, the coil face, and the return box get cleaned too, since that is where the heaviest buildup usually sits. We close up, reseal access points, and run the system with you standing there.

How much of my day does this take?
A typical slab-on-grade tract home with one attic air handler runs about three to four hours. Two systems, or a lot of registers, pushes it toward five or six. Older bungalows inside the Loop sometimes take longer because the duct runs were added decades after the house was built and the access is awkward. We give you a time window when we see the system, not before, and if we are going to run over we tell you while there is still time to plan around it.

Why would my neighbor's bill be different from mine?
Register count is the biggest driver. A two-system house with twin air handlers is two jobs. Access matters in Houston specifically: a low-pitch attic over a 1970s ranch with flex duct buried under blown-in insulation takes real time to reach, while a clean mechanical closet does not. Condition is the other factor. Ducts loaded with construction dust, pet hair, or rodent debris need more passes than ducts that are just dusty. We look at your system in person, tell you what we see, and you decide from there before we touch anything.

Will you be moving my furniture around or leaving dust behind?
We move what blocks a register and we move it back. Heavy pieces, pianos, loaded bookshelves, we work around rather than risk your floors. Drop cloths go under every vent we open and the vacuum stays under negative pressure the whole time, so debris travels into the machine and out to the truck instead of into your living room. We also wipe register covers before reinstalling them, since dirty grilles are what most people notice after a cleaning.

My airflow is bad and my clothes take forever to dry. Which problem is it?
Separate the two by what is affected. If only the dryer struggles, the load is hot and damp at the end of a cycle, or the laundry room feels muggy, that is the dryer vent and it has nothing to do with your HVAC. If some rooms cool well and others do not, or the whole house is weak when the system is running, that is the air handler, the ducts, or a filter choked shut. Lint buildup in a dryer line is also a fire risk, so it gets handled on its own schedule. We can check both while we are at the house.

Suppose there is mold growing in the system. Then what?
We stop and show you, with photos if it is somewhere you cannot see. Humid subtropical air on the upper Texas Gulf Coast means condensation on coils and inside attic flex duct is common, and growth on duct liner or a rusted drain pan is not unusual here. Surface growth on hard metal we can clean and treat. If the flex duct liner itself is colonized, cleaning does not fix it and we will tell you the section needs replacing rather than sell you a service that will not hold. Heavy or widespread contamination belongs with a licensed remediation contractor, and we will say so plainly.

Is a new filter part of this, or do I buy that myself?
We swap in a standard-size filter as part of the job. If your system takes an oversized media cabinet filter or something only an HVAC supply house carries, we will pull the old one, note the exact size, and tell you what to order. We also check that the filter is seated correctly, which is a frequent problem on Carrier, Trane, Lennox, Goodman, Rheem, and American Standard units where a loose slot lets unfiltered air bypass straight into the blower. A clean duct feeding a bad filter gets dirty again quickly.

Any way to get a truck out here before the end of the day?
Often, yes. We keep room in the daily schedule for same-day calls, and mornings are easier to fill than late afternoons. Call early and tell us roughly how many vents and how many systems you have so we know what the job needs. If the day is already booked solid we will say that outright and put you on the next open slot rather than string you along.

Where do you work?
Houston and the surrounding communities across the flat coastal prairie near sea level. That covers 1920s-50s bungalows and postwar ranches inside the Loop as well as the 1970s-2000s suburban slab-on-grade tract homes with attic air handlers and flex duct out past the Beltway. Each type has its own quirks and our crews have worked both. Call with your address and we will tell you straight whether you are in range.
