What a loaded evaporator coil costs you before it fails

The stakes are water, not comfort. Most Houston air handlers sit horizontal in a vented attic. A dirt-matted coil ices over, the ice melts all at once, and the primary pan cannot keep up. Water runs past the pan and stains the ceiling below. A float switch helps only if someone installed one. Freeze cycles also return liquid refrigerant to the compressor. That damage is permanent and expensive.

Coils here load from the return side. Slab-level return plenums pull floor dust straight into the filter rack. Fine clay-silt from yards and construction sites packs the entering face of the fins. Add humid attic air through torn flex liner, and you get damp lint. That turns to biofilm, and odor shows up at the registers.

Real cleaning means pulling the plenum or cutting an access panel. Then foam the coil and rinse toward the drain pan. The entering face is where the mat is. Spraying only the visible side accomplishes little. Condenser fins need low pressure. High pressure folds them flat and makes airflow worse.

Sometimes we say skip it. A coil already leaking refrigerant, or one with fins crushed across whole slabs, is a replacement conversation instead.
